Since the opening of Sentinel Towers in the 1990s, many PBSA developments have been built in the Burley Street, Burley Road and Kirkstall Road area, together housing more than 4000 students.
Newer developments have been situated close to existing residential areas, in Belle Vue Road (Asa Briggs House), Moorland Avenue (The Grid), Park Lane (Oak House) and Woodhouse Square (Sycamore House). The newest cluster of student accommodation blocks (The Union/46 Burley Street, Oak House and The Trapezium on Park Lane) adjoin the family sized housing of the Kendals and Belle Vue Road.
There is an opportunity for new developments to ensure high quality student accommodation which relates to the character of neighbouring areas and features location, design and management principles based around the wellbeing of students and other residents, for instance, adequate green amenity space for each development.
